Renting — the process

How do I get a showing?+
Easiest path: use the Skip the Line form. It captures the must-haves (move-in date, budget, pets, areas) so we can line up the right showings in one go — no phone tag.

What's required to apply?+
Photo ID, proof of income, and a completed application on homefrontnc.com. Everyone 18+ who will live at the property must apply separately ($75 per applicant). Application fees are non-refundable.
What counts as proof of income?+
PDFs only — screenshots are not accepted, and your first and last name must appear on every document. If employed 90+ days, submit one of: last 3 months of bank statements, last 3 months of pay stubs (no YTD), the most recent pay stub with YTD, or a current military LES. If employed less than 90 days, submit a letter from your employer stating your anticipated wages (offer letters are not accepted). Court-ordered alimony/child support and non-temporary public assistance vouchers can also count.
What credit score do I need?+
625 or higher. With multiple applicants, we average the two lowest scores. Between 600–625 may still be considered but requires either a 1.5x or a 2-month security deposit. Under 600 is denied unless the only issues are student loan or medical debt. No credit is treated as 600 and requires a double security deposit if approved.
What are the income requirements?+
Gross income for a single applicant or married couple must be more than 3x the monthly rent. Two roommates: combined 4x rent. Three roommates: combined 5x rent. Roommate situations aren't allowed at every property — call ahead to confirm.
Can I use a cosigner?+
Only if you fail the income requirement but meet the credit policy. Cosigners must apply ($75 fee), pass the credit policy, show income exceeding 3x rent plus their own housing payment, and live in the same county as the rental. Cosigners can't be removed later and are on the hook for the full lease term.
Do you allow past evictions or unpaid balances?+
No — applicants with past evictions, outstanding balances with previous landlords, or collections from utility/phone/cable/internet companies won't be accepted.
How does criminal history affect my application?+
There's no blanket policy. We consider the age of the offense, its nature, and other objective facts before making a decision. If you have questions about your history, call before applying — application fees are non-refundable either way.
Do you work with military / PCS renters?+
Yes — frequently. We're used to PCS timelines, virtual showings, and military clause leases. Important: do NOT use a barracks address on the application — use a previous address or your Home of Record.
How long until I hear back on my application?+
Up to 24 hours after everything is complete. Nothing is processed until all items are 100% submitted, including the Release of Information Authorization and Applicant Questionnaire we'll send you.

Pets

Are pets allowed?+
It's property-by-property, but we filter for pet-friendly homes up front. All pets must be spayed or neutered (puppies/kittens must be fixed by their 1st birthday — no exceptions), and every pet needs a completed profile at petscreening.com before move-in.
How do I set up a pet profile?+
Complete a full profile (including immunization records and a photo) at homefrontpmrentals.petscreening.com. Do not email pet documents — upload them directly to the profile. If you already have a profile from a previous landlord, contact petscreening.com to associate it with HomeFront Realty Services.
Are there breed restrictions?+
Yes. Restricted breeds include (but aren't limited to): Pit Bulls, American Staffordshire Terriers, American Bullies, Huskies, Alaskan Malamutes, German Shepherds, Belgian Malinois, Akitas, Cane Corsos, Doberman Pinschers, Rottweilers, Dogo Argentinos, Chow Chows, Bullmastiffs, and any mix of the above. Other breeds may also be denied. Check with HomeFront before applying — application fees are not refunded if your pet is denied.
How much are pet fees?+
One-time fee per pet: $600 for pets aged 2 or under, $400 for pets aged 3 or older. Any pet added after move-in is a flat $600 regardless of age. There is NO pet rent — this fee does not change your monthly rent and it is non-refundable.
What about service animals or ESAs?+
Assistance animal requests (service animals and emotional support animals) must be submitted in writing through the HomeFront pet screening link with an assistance-animal profile. Complete your profile (including any supporting documentation and a photo) at homefrontpmrentals.petscreening.com. Do not email documents — upload them directly to the profile. There's no charge to create the assistance-animal profile, and requests are reviewed case-by-case.
Can friends bring their pets to visit?+
No visiting pets — friends or family are not allowed to bring their pets to the property. Unauthorized pet fees will be assessed if visiting pets are found on-site.
When can my pet actually move in?+
Not until the Pet Addendum (or Assistance Animal Addendum) is signed. No pets are allowed on the property before that.

Move-in costs — what to expect

What do I pay before move-in?+
Typically: application fee ($75 per adult), security deposit (1–2 months' rent depending on credit/income), first month's rent, any pet fees, and a one-time $129 Lease Processing Fee at signing (each roommate pays their own $129).
How is the security deposit determined?+
By a combination of credit score and income. It will be at least one month's rent and no more than two months' rent. No credit or credit between 600–625 typically means a double deposit.
When are deposits due?+
Immediately upon approval. Multiple applications on the same property are common — whoever pays the deposit first gets the property. Any delay can cost you the home.
When does the lease have to start?+
All leases must start within 7 days of approval OR 7 days of the property becoming available — whichever happens first.
Are utilities included?+
Usually no, but a few properties include water, trash, or lawn care. The listing page calls out what's included.

Buying & selling

Do you specialize in VA loans?+
Yes. We work with Camp Lejeune and MCAS New River buyers using their VA benefit regularly. See the First-Time Homebuyer guide for details.
Do you charge buyers a fee?+
Compensation structure changed in 2024. We'll walk you through your options and any buyer-broker agreement before showings begin — clearly and in plain English.
How do you price my home?+
Free comparative market analysis — pulling active, pending, and sold comps within the last 90 days, adjusted for condition and features.
